Ross Litkenhous, Founder/CEO

Ross Litkenhous

CEO

I’ve spent the better part of my life immersed in commercial real estate – as a student, analyst, executive, entrepreneur and elected official. I have personally owned, managed and leased commercial buildings. I’ve even redeveloped a few. But my specialty is property tax advisory.

I’ve spent two decades working at local, regional and global property tax firms, leading highly successful consulting and advisory teams. My focus has always been creating value for owners, developers and investors of commercial real estate by reducing, forecasting and managing property taxes – saving my clients hundreds of millions of dollars in the process.

Throughout that time and experience, I’ve observed three key gaps in commercial real estate tax service: a lack of comprehensive, useful, and accessible data; failure to leverage modern technology to create a better and more affordable customer experience; and few resources to help independent commercial real estate owners and managers navigate the complexities of property tax.

Those gaps were the impetus for creating Taxonics – a self-service, one-stop-shop where every customer has access to the information they need to effectively manage their tax portfolio and reduce their tax burden.

Outside of the real estate world, I enjoy life with my wife and 3 daughters. I served as an elected member of the Falls Church City Council, currently serve on our Economic Development Authority and have held numerous positions on a variety of boards and commissions, including the city’s Board of Zoning Appeals, as well as other regional elected bodies like the Metropolitan Washington Council of Governments and the Northern Virginia Regional Commission.

I received my Bachelor of Arts in Political Science and History from Birmingham-Southern College with a Distinction in Leadership Studies and hold an MBA with a specialization in Real Estate and Urban Development from the Kogod School of Business at American University.

Galen Sencil

I have more than a decade of experience analyzing and valuing commercial real estate. As an MAI appraiser I’ve valued thousands of properties, from rural gas stations to hyperscale data centers and everything in between.

My experience as a high-volume appraiser has given me a deep understanding of the real estate valuation process, which is at the heart of our products at Taxonics. In addition, the knowledge I’ve gained from quickly and accurately developing and communicating thousands of opinions of value has transferred directly to our products.

I’ve also used just about every major commercial real estate software or service out there (some for thousands of hours), and I’ve experienced firsthand what worked and what didn’t. At Taxonics, I have the privilege of combining my experience in valuation, property tax, and tax technology to create products that simplify real estate taxes for owners and real estate professionals.

When I’m not working, I spend time with my wife Atsumi, our three daughters, and our Corgipoo, Dino (as in dinosaur, a topic of great interest to our eldest daughter when she persuasively suggested the name). We love taking the whole circus camping, hiking, and to visit with our family nearby in Georgia and abroad in Japan.

I received both my Bachelor of Science in Business Administration and Master of Science-Real Estate from the University of Florida.

Kendall Almaguer serves as Chief Operating Officer at Taxonics and Cavalry Real Estate Advisors, where she oversees day-to-day operations and drives strategic initiatives across both firms. With a focus on operational excellence, Kendall designs and implements solution-based processes that enhance efficiency and effectiveness throughout the organizations.

Most recently, Kendall served as Chief Operating Officer of a mid-size law firm in the Washington, D.C., area, where she oversaw day-to-day operations and implemented policies, procedures, and new technologies to grow the firm. Her career in professional services includes experience at an Am Law 200 law firm, where she focused on international trade, mergers and acquisitions, and national security matters. This diverse background—spanning operational leadership, legal services, and strategic growth initiatives—provides her with a comprehensive understanding of complex professional services environments.

Kendall holds a Master’s degree in Terrorism and Security Policy from American University and a Bachelor’s degree in Hispanic Studies from Washington College. She is fluent in Spanish and was recognized as an Unsung Legal Hero in 2019.

I live in Alexandria, Va., with my husband, two cats, and labradoodle. In my spare time, I enjoy cooking, drinking wine, Philadelphia Flyers hockey, and searching for the perfect cup of coffee.

Emily Haggerty

Director of Growth

Real estate and construction have always fascinated me. As a child I would fill our driveway with sidewalk chalk floor and city plans, I cherished the visits to my Dad’s construction sites when he would let me “help”, and my room had piles of Architectural Digest.

After graduating from the University of Vermont with a BS in Business and Accounting, and then from Johns Hopkins with an MBA, concentrating again in Accounting, it was easy to meld my love of real estate with my aptitude for numbers by joining SC&H Group’s Real Property Tax team. The division’s acquisition by Altus Group sent me into Sales and Marketing, fueled by my involvement with local associations, including service as CREW DC’s Finance Committee Chair, ULI Washington’s Real Estate 101 and Young Leaders Steering Committee Chair, NAIOP DC/MD REEL Member of the Year, and receiving the Tysons Partnership Community Leadership Award.

Over the next decade, I progressed from the Greater DC Sales and Marketing Lead to a Director of North America Marketing, running programs for Tax, Advisory, and Software. Working across all of the company’s units educated me in the nuances of real estate valuation around the globe.

In my personal time, I enjoy trying new things, such as climbing Mt. Washington, learning to row, running a PTA, making pasta, and coaching lacrosse. I am thrilled to be returning to Northern Virginia in further pursuit of personal and professional adventure.

With over 15 years of experience in commercial real estate, I specialize in state and local tax consulting, appeals, and portfolio management, adeptly navigating complex real estate tax challenges for clients.

I launched my real estate career at SC&H Group in 2009. The Great Recession presented a unique opportunity to enter the Real Property Department as an administrative assistant, where I gained foundational experience in filing real estate appeals and understanding commercial real estate valuation. My tenure at SC&H Group provided invaluable property tax valuation and advisory expertise across diverse asset classes throughout the U.S., with a strong concentration in the Mid-Atlantic region.

In 2015, I transitioned to Altus Group, shifting my focus to nationwide big box retail valuation and appeal advisory for major retailers. Here, I conducted in-depth research and presented compelling arguments supporting value reductions, demonstrating the impact of e-commerce growth on brick-and-mortar sales. During this time, I also expanded my expertise into personal property tax consulting.

In 2022, I moved to the lending sector, joining Orrstown Bank as a Commercial Loan Portfolio Manager. In this role, I successfully managed a diverse portfolio, supported Commercial Lenders by underwriting commercial real estate lending opportunities in adherence to Bank policies and risk tolerance, monitored loan performance, conducted annual reviews, and prepared comprehensive reports and quarterly updates, consistently prioritizing risk mitigation.

I hold a Bachelor of Science in Health Care Management with a minor in Business Administration from Towson University. Outside of my professional life, I enjoy traveling and hiking with my husband, daughters, and our mini-goldendoodle, Bones.

Heidi Gilbert

Since graduating Summa Cum Laude from the Robert H. Smith School of Business I have built a career in commercial real estate, advising asset managers and investors on the most effective property tax strategies to maximize portfolio value and minimize tax liability.

During that time, I helped lead the expansion of SC&H Group’s real estate tax service offerings into the Washington, D.C., area. We were successful in building one of the fastest growing state and local tax practices on the East Coast, ultimately being acquired in 2014 by Altus Group, a global real estate software and data company. I led teams responsible for managing institutional-level accounts, and built relationships across our industry – from investors, developers, and owners of commercial real estate to the state and local officials whose input is critical to delivering results.

I’m a numbers person, and I’ve found my passion helping investors with complicated assets reduce their single largest operating expense – property tax. I also have deep experience in due diligence, underwriting, and transactional matters involving diverse and complex national portfolios and entity structures. As a co-founder of Taxonics’ sister company Cavalry Real Estate Advisors, I put those skills to work in a client-first model where technology and relationships drive the bottom line. I look forward to applying those same skills and approach in my expanded role at Taxonics.

In my free time I enjoy working in my home garden and caring for my free-range chickens. I like to be active, whether it be working out at the local cross-fit gym with my husband or spending time outdoors hiking and backpacking with our dogs Ozzy and Shorty.

I thrive on positivity and I’ve always liked creating a positive and memorable experience for those I encounter. I’ve carried that with me through my college summers as a counselor for Montgomery County Recreation, for my families and coworkers, and through community volunteer work. I look forward to doing the same thing for our clients at Taxonics.

I graduated from Mount St. Mary’s University with a Bachelor of Arts in Political Science and a minor in Spanish. I had the opportunity to participate in study abroad programs in both Ecuador and Spain. During my undergraduate years, I was involved in various clubs and projects, having also run on the Track and Field/Cross Country team.

I interned my senior year with the Coalition on Human Needs, a non-profit organization in Washington, D.C., where I collected and monitored data for the Census, Child Tax Credit, and U.S. public education systems.

I love running on trails and training for races in the DMV area. I also enjoy cycling, traveling, and visiting new cafes and restaurants. I’m always willing to take a strong recommendation (points for great seafood).
